Real Estate Acquisitions Specialist & ReiReply Experience Required

We are looking for an experienced real estate acquisitions specialist to take over seller conversations whenever our AI needs a human. You must have hands-on experience using REIReply and understand how to manage seller conversations and opportunities inside the system.

This is not a general VA, data-entry, list-building, or CRM setup position. We need someone who understands real estate acquisitions, communicates confidently with sellers, and can use good judgment to move potential deals forward.

Seller communication may happen by phone, text, or email, depending on what makes sense for the situation. You’ll handle seller conversations, follow up, assess opportunities, and know when something should be brought to the owner for a decision.

**Responsibilities**

- Monitor REIReply conversations and recognize when a seller needs human attention.

- Take over seller communication by phone, SMS, or email as appropriate.

- Handle interested sellers, revisit prior conversations, and follow up consistently.

- Understand the seller’s situation, motivation, timeline, asking price, occupancy, and property condition.

- Evaluate whether the seller’s expectations appear workable for an as-is purchase, and recognize when a property may be overpriced or outside our buying criteria.

- Recommend the appropriate next step: continue qualifying, discuss an offer, nurture the lead, schedule a call or appointment, or close it out.

- Know when to handle a situation independently and when to bring it to the owner for a pricing, negotiation, or deal decision.

- Keep the SMS Tracker and Acquisition Pipeline accurate, with clear notes and next steps so no seller or opportunity gets lost.

- Follow Right Decision Homes’ seller communication standards and acquisition process.

**Required experience**

- Hands-on experience using REIReply in a real estate business. Applicants must explain specifically how they used it to manage conversations, follow-up, stages, or opportunities.

- Real estate acquisitions experience with a wholesaler, investor, or home-buying company.

- Direct experience speaking or messaging with homeowners about selling.

- Ability to assess seller motivation, price expectations, property condition, and whether an opportunity may make sense.

- Strong judgment, follow-through, and written communication.

- Ability to work independently on routine seller situations without step-by-step training.

Applicants without direct REIReply experience will not be considered.

**Please include these in your proposal**

1. Describe your real estate acquisitions experience and the seller conversations you personally handled.

2. How have you used REIReply? Please be specific about the features and tasks you personally handled.

3. How do you decide whether a seller’s asking price may be too high for an as-is purchase?

4. A seller replies, “I’m interested, but I need to know what you can offer.” What would you do next?

5. A seller is interested but not ready to sell for several months. How would you handle the conversation and follow-up?

6. Tell us about a time you decided a lead should be escalated, nurtured, or closed out. What did you decide and why?

We may ask qualified applicants to complete a short, paid exercise using sample seller conversations to evaluate REIReply familiarity, communication, categorization, and acquisitions judgment.
