Job Description:

Performs comprehensive quality control audits of mortgage servicing activities to evaluate compliance with applicable agency, investor, federal, state, and local regulations and guidelines. Organizes and maintains audit documentation, applies regulatory and servicing requirements consistently, and delivers a high standard of service to management, employees, clients, and business partners.

  • Completes monthly mortgage servicing audits accurately and within established timelines.
  • Communicates audit exceptions to clients in a clear, concise, accurate, and constructive manner.
  • Conducts quality reviews of loss mitigation, early payment default, and other delinquent or default loan servicing activities.
  • Adheres to quality control policies, procedures, and defined scopes of work to support consistent and compliant audit execution.
  • Performs timely reviews across assigned client portfolios, including new loan setup, mortgage insurance premium billing, customer service, successor-in-interest processing, escrow administration, adjustable-rate mortgage adjustments, loan transfers, complaints, and paid-in-full files.
  • Analyzes individual loan files to determine compliance with applicable federal and state regulations and lender, agency, and investor guidelines.
  • Validates the accuracy, completeness, and integrity of loan data maintained in servicing systems.
  • Identifies potential red flags within loan files, verifies that they are appropriately addressed, and reviews credit and investor reporting for the accurate presentation of delinquent or adverse credit information.
  • Evaluates servicing calls at management’s request to confirm that customer service interactions meet applicable consumer communication and servicing requirements.
  • Promptly escalates suspected fraud, misrepresentation, or other material concerns to management in accordance with established procedures.
  • Serves as a subject-matter expert for assigned audit scopes and responds promptly to questions and requests from staff and management.

Experience: Four to six years of mortgage servicing experience, including demonstrated subject-matter expertise in at least one core servicing function. Experience interpreting and applying regulatory, agency, lender, and investor requirements within a quality control or audit environment is preferred.
